How this estimate is calculated

These estimates use equal principal-and-interest repayments at your selected frequency. The annual interest rate is divided by 52 for weekly, 26 for fortnightly or 12 for monthly payments, with that many payments per year. This is a simplified periodic-interest model; lenders may calculate interest daily and use different payment dates.

The rate is assumed to stay the same throughout the term. This does not mean a lender offers a fixed rate for the full term. Displayed amounts are rounded to the nearest dollar; totals use unrounded repayments. Fees, rate changes and different loan structures are excluded. This is an illustration, not a lender quote, loan approval or personal financial advice.

The optional extra repayment is added to every scheduled payment from the first repayment. Each period’s interest is applied to the remaining balance, and the final payment only clears what is left. Payoff time is shown in whole payment periods. Interest savings compare this schedule with the original schedule. Early repayment charges and lender limits are excluded; check your loan terms before making extra repayments.
